TENANTS

When looking for a rental property, choosing the right letting agent can make all the difference. Firstly you can register with us so that we can start the matching process and inform you as soon as suitable properties become available. We are upfront about our fees and there are no hidden charges.

We will arm you with as much information about the property and the local area as we can, ensuring you find the right property for your needs. We will inform you of new properties as they become available, and arrange viewings at a time to suit yourself. Once you have found a property, we will take you through the application process and collect all the relevant documentation required to complete your referencing.

Remember, when registering it is important to give us as much information as possible such as, do you have children or pets, are you a smoker, do you require disabled access etc, this way we will be sure to inform you of the most suitable properties for you.

LANDLORDS

Our service can be tailored to suit individual landlords. We aim to match the right tenants with both the right property and landlord. As we are landlords ourselves, we aim to treat your property as if it were one of our own with the care and attention we would expect. We will discuss each possible tenant with the landlord before progressing an application form.


We offer two services Tenant Find Only and Fully managed


Tenant Find Only

  1. Carry out a full property appraisal
  2. Arrange for an EPC to be carried out prior to marketing or obtain an existing one from the database
  3. Take all property measurements , details and professional photographs
  4. Upload property details onto all of our Web Portals
  5. Contact suitable tenants from our extensive mailing lists and take new enquiries from the web
  6. Obtain completed application forms and full referencing to discuss with landlord before progressing
  7. Draw up all legal paperwork including Tenancy Agreements, Standing Orders and Section 21's
  8. Collect First Month's rent & Bond from tenant. We will deduct our fee from this and transfer to remaining rent into landlords account.
  9. Meet with tenant to sign leases and hand over keys.

Fully Managed

  1. All of the above until the tenant moves in.
  2. Completed Inventory when tenant moves in.
  3. Collect monthly rent and make agreed deductions before transferring to landlords account
  4. Carry out frequent property inspections and keep in regular contact with the tenant.
  5. Organise minor repairs reported by the tenant
  6. Liaise with landlord about any major repairs and obtain quotes
  7. Ensure contractors invoices are settled from the rent.
  8. Attend to all matters that may arise in the tenancy.
  9. At the end of a tenancy we will check the inventory, take all final meter readings and instruct return of bond less any deductions if any.
